A LETTER FROM HEATHER 004 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 HEATHER LAY | THE HEATHER COLLECTION I came to Colorado for the same reasons you might. I moved to Colorado for the beauty, the mountains, the lifestyle, the schools, the open sky and the feeling that life could be bigger here. Like many people relocating from out of state in the early 2000s, I first looked toward the Denver area. Douglas County made sense on paper: close to Denver, close to the foothills, and connected to the version of Colorado most people hear about first. But living in Colorado teaches you something important. The state is not one lifestyle. Denver, Boulder, Douglas County, the resort towns, Colorado Springs, Monument, Black Forest and the foothills each answer a different version of the Colorado dream. Over time, the question changed for me. It was no longer, “How do I get to Colorado?” It became, “Now that I understand Colorado, where do I actually want my life to happen?” For me, that answer became Colorado Springs. Not because Denver was wrong, and not because the ski towns were less magical. Colorado Springs simply offered the balance I was actually looking for: a real city with a mountain soul, enough access to stay connected, enough space to breathe, and a daily rhythm that felt more like the Colorado life I had imagined. This guide is written for buyers who may be standing where I once stood: drawn to Colorado, hearing the familiar names first, and trying to understand which place will actually fit their family, career, lifestyle and future. My hope is that it helps you make the second Colorado decision first. HEATHER'S PERSPECTIVE "I help buyers make the second Colorado decision first - not just how to get here, but where in Colorado their life will actually work." 004

Page 5

A LETTER FROM HEATHER 005 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 Why this guide is personal, but still practical. A relocation decision should be emotional enough to feel exciting and disciplined enough to hold up after closing. Pikes Peak, Garden of the Gods and the Front Range setting are part of the daily identity of Colorado Springs, not simply weekend scenery. When people first start researching Colorado, the famous names can overwhelm the map. Denver is the largest city. Boulder has its own national reputation. The resort towns carry the romance. But relocation is not a brand-recognition exercise. It is a daily-life decision. That is especially true for strategic buyers: senior military leaders, C-suite executives, founders, physicians, attorneys, business owners, growing-wealth families and people relocating with enough choice to be intentional. These buyers are not just asking where they can buy a house. They are asking where their next chapter should be based. Colorado Springs deserves to be understood on those terms. It is not merely south of Denver. It is a distinct Front Range city with its own economy, military depth, outdoor culture, Olympic identity, schools, health systems, trails, parks, views and luxury choices. 005

02 / THE BETTER QUESTION The question buyers ask too late The most familiar Colorado name is not always the best fit for the life someone wants. EXPLORE THE HEATHER COLLECTION heathercollection.com 720.688.8688 THE HEATHER COLLECTION / 006

Page 7

THE BETTER QUESTION 007 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 THE RELOCATION MISTAKE TO AVOID Are you choosing a city name - or a life? Many out-of-state buyers begin with the names they already know: Denver, Boulder, Vail, Breckenridge, perhaps Castle Rock or Douglas County. Those places are real, valuable and meaningful. But they are not interchangeable, and they do not serve the same life. The better question is not, “What is the Colorado name I recognize?” The better question is, “What kind of Colorado life am I actually trying to build?” Do you want a dense urban center or a substantial city with more room to breathe? Do you want weekend mountain access or daily mountain identity? Do you need national airport access, but not the compression of a major metro every day? Do you want a resort-town fantasy, or a primary home base that works for school, work, medical care, community and long-term ownership? The first Colorado decision How do we get to Colorado? This is the stage where people tend to hear Denver and Boulder first. The second Colorado decision Where in Colorado does our life actually work? This is where Colorado Springs becomes a serious answer. The strategic buyer decision Where can our home, schedule, access, wealth, family and future all fit together? Heather’s role To help buyers ask the second question early, before they default into the wrong fit. HEATHER'S PERSPECTIVE "The most recognizable city name is not always the best fit for the life you actually want." 007

Page 8

THE BETTER QUESTION 008 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 Colorado Springs is not a consolation prize. It is a distinct version of Colorado living: mountain-shaped, city-supported, access-aware and practical for real life. Denver is Colorado’s major urban center. It has major-city advantages: larger employment concentration, more urban amenities, a larger airport and a larger metropolitan network. It also has the tradeoffs that often come with that role: density, sprawl, traffic pressure, higher daily compression and a faster metro rhythm. Colorado Springs offers a different choice. It has its own economy, its own civic identity, its own military and aerospace gravity, its own outdoor system, its own schools and health infrastructure, and its own relationship to the mountains. It is connected to Denver without being swallowed by Denver. That distinction matters to the buyer who wants Colorado, but not necessarily the most urban version of Colorado. It matters to the senior military family choosing a post-command or retirement base. It matters to the executive who needs DIA and Denver access, but wants more calm and views at home. It matters to the business owner who wants to live beautifully without losing touch with the Front Range economy. HEATHER'S PERSPECTIVE "Denver may be the obvious Colorado answer. Colorado Springs may be the better life answer." 008

COLORADO SPRINGS, BY CHOICE 010 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 CITY AT THE FOOT OF PIKES PEAK The Colorado life, more intentionally chosen. Colorado Springs is anchored by one of the most recognizable landscapes in the country. Pikes Peak is not a backdrop in the abstract; it is the visual compass of the city. Garden of the Gods, the foothills, Palmer Park, Cheyenne Canon, Red Rock Canyon, the Air Force Academy grounds and the surrounding open spaces give the city a physical identity that newcomers feel quickly. At the same time, Colorado Springs is not a small resort town. It is Colorado’s second-largest city, a substantial regional center and the heart of the Pikes Peak region. The city supports major military installations, aerospace and defense firms, healthcare systems, universities, Olympic institutions, tourism, local businesses, professional services and a growing set of neighborhoods and lifestyle choices. That combination is why the city keeps showing up in rankings, relocation conversations and buyer shortlists. It offers the emotional appeal of Colorado and enough civic substance to support everyday life. A city can feel different when its most visible landmark is a mountain, not a skyline. 010

Page 11

COLORADO SPRINGS, BY CHOICE 011 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 What makes Colorado Springs feel different? The answer is not one thing. It is the combination. Mountain identity Pikes Peak, red rock, foothills, pines, high desert light and big western skies shape the daily experience. A substantial city Healthcare, higher education, airport service, business networks, military installations and civic institutions support real life. Military depth USAFA, Fort Carson, Peterson, Schriever, Cheyenne Mountain and the broader defense ecosystem make this a command-aware city. Outdoor rhythm Parks and trails are not just tourism assets. They are part of the weekly pattern for many residents. Luxury choice Buyers can compare club living, acreage, forest settings, foothill views, low-maintenance homes and established neighborhoods. Front Range access I-25, COS Airport, Denver, DIA and the ski corridors create optionality without requiring Denver density at home. For the relocating buyer, the benefit is range. Colorado Springs can support different versions of success: a north-side executive household, a senior military family, a business owner retreating from Denver’s pace, an outdoor-oriented family, a downsizer who still wants cultural life, or a growing-wealth household ready for a home that reflects the next chapter. 011

COLORADO SPRINGS, BY CHOICE 012 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 PROOF POINTS National recognition is not the reason to move here - but it confirms the pattern. Source / year Recognition How Heather should use it U.S. News & World Report 2024-2025 Colorado Springs ranked No. 3 Best Place to Live and was described as highly desirable and strong on value. A strong front-door proof point for relocation buyers who need outside validation. Milken Institute 2025 Colorado Springs ranked No. 5 among large metros in Best-Performing Cities, up from No. 15 in 2024. Economic vitality proof for executives, founders and senior military transitions. Livability 2026 Colorado Springs appears in the Top 100 Best Places to Live, based on a multi-factor livability methodology. A balanced lifestyle signal: economy, amenities, housing, health, education and quality of life. City Parks 2025 report 18,675 acres of park land, 326 miles of trails and more than 22.5 million visits. Outdoor life is structural, not decorative. Colorado Springs Chamber & EDC Five military installations and a deep aerospace/defense/cyber ecosystem. Supports the city as a command, defense and post-military career base. WalletHub 2026 Colorado ranked No. 4 among states to retire, including No. 3 for health care. Useful for senior officers, empty nesters and long-horizon buyers. Rankings should never replace judgment. They are useful because they point in the same direction: Colorado Springs is not just scenic. It is livable, connected, economically meaningful and nationally visible. 012

04 / ACCESS Connected without being compressed Colorado Springs is distinct from Denver, but not cut off from the Front Range. EXPLORE THE HEATHER COLLECTION heathercollection.com 720.688.8688 THE HEATHER COLLECTION / 013

Page 14

CONNECTED WITHOUT BEING COMPRESSED 014 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 The Front Range position matters. For strategic buyers, access is a lifestyle asset. Colorado Springs works because it is not isolated. It sits within the Front Range system, with Interstate 25 organizing north-south movement toward Monument, Castle Rock, the Denver Tech Center, Denver and DIA. It also has its own airport, its own employment centers and its own daily-life infrastructure. That means a buyer can live in a city with more room, more mountain identity and a different pace while still maintaining access to Denver, national flights, client meetings, board meetings, professional networks, sporting events, concerts and the larger Colorado economy. This is especially important for north-side and northern-corridor buyers. The practical relationship to I-25, Castle Rock, Denver, DIA and the ski corridors should be part of the home-search strategy, not an afterthought. HEATHER'S PERSPECTIVE "Colorado Springs is distinct from Denver, but not disconnected from Denver. That is a powerful combination for buyers who want reach without daily compression." 014

Page 15

CONNECTED WITHOUT BEING COMPRESSED 015 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 TRAVEL LOGIC COS Airport, DIA and the two-airport mindset. One of the practical advantages of Colorado Springs is that residents can think in terms of two airport systems. Colorado Springs Airport offers a more local, lower-friction option for many trips, with nonstop routes to major hubs and leisure destinations. DIA remains the larger international gateway when a specific route, schedule or airline network makes it the better choice. For executives, business owners and senior military families, this matters. A home search is not only about a beautiful address. It is also about how the family moves through the region: school runs, base access, office access, Denver meetings, DIA departures, COS departures, ski-weekend timing and visiting family logistics. The right Colorado Springs location depends partly on how often the buyer expects to move north, fly, commute, host visitors or reach the mountains. Access question Why it matters COS Airport Local flights can reduce friction for many domestic trips and visiting family logistics. DIA The larger gateway for broader national and international air service. I-25 north The strategic line to Monument, Castle Rock, Denver, DTC and DIA. North-side living Often useful for buyers who want Colorado Springs life with better northern access. Actual route testing Drive times should be tested on the buyer’s real schedule, not assumed from a map. 015

Page 16

CONNECTED WITHOUT BEING COMPRESSED 016 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 A SUPPORTING ELEMENT, NOT THE WHOLE THESIS The mountain escape remains part of the lifestyle. Many people who move to Colorado carry some version of the mountain dream with them. They picture ski weekends, summer hikes, fireside dinners, mountain restaurants, family retreats and perhaps, one day, a second-home anchor in a resort community. That dream is real. It is part of why Colorado calls to people. But for most buyers, the mountain escape is one part of a larger life. They still need schools, work access, healthcare, flights, community, daily services and a home that works on an ordinary Tuesday as well as it does on a holiday weekend. Colorado Springs gives many strategic buyers that balance. It offers daily mountain identity at the foot of Pikes Peak, with the access and infrastructure of a real city. The resort towns remain part of the Colorado lifestyle - a retreat, a reward and, for some buyers, a future second-home strategy - without needing to become the full-time answer. HEATHER'S PERSPECTIVE "I love the mountain escape part of Colorado. My family has spent meaningful time in the Vail Valley, Avon, Beaver Creek, Breckenridge and other resort areas. But I also know the difference between a beautiful retreat and a primary home base that works every day." 016

Page 17

Page 18

OUTDOOR LIFE 018 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 Pikes Peak is the compass. Colorado Springs has a daily mountain identity. Colorado Springs is not just near scenery. The city is organized around scenery. Pikes Peak gives the region a constant western reference point. Garden of the Gods, Red Rock Canyon, Palmer Park, Cheyenne Canon, Ute Valley, Fox Run, the Santa Fe Trail and the surrounding open spaces create a lived landscape rather than a once-a-year destination. The City’s park system reports thousands of acres of parkland, hundreds of miles of trails and millions of annual visits. Those figures matter because they show that outdoor life is built into the city’s structure. It is where people walk, train, ride, host family, decompress, meet friends and introduce visitors to the region. For relocating buyers, this should be part of the home search. A property is not only a bedroom count and a price. It is also a daily relationship to light, elevation, views, trails, wind, sun, snow, shade and access to the outdoors. Trails, pines, foothills and red rock give Colorado Springs a more immediate outdoor identity than many buyers expect. 018

Page 19

OUTDOOR LIFE 019 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 RELOCATION LENS What “outdoor city” means in practical terms. Daily views Mountain orientation changes how the city feels, even on ordinary workdays. Parks and trails Outdoor access is distributed across the city and region, not concentrated in one tourist zone. Four-season use Hiking, biking, golf, skiing, running, pickleball, youth sports and dog walks all shape the calendar. Elevation and weather Sun, snow, wind, hail, fire risk and water realities should be understood before buying. Health and identity The city’s history as a place of health and its current athletic culture still influence its brand. Home-selection impact Lot orientation, outdoor rooms, shade, views and mitigation can be as important as interior finish. HEATHER'S PERSPECTIVE "Being near the mountains and living a mountain-shaped daily life are not the same thing. Colorado Springs gives many buyers the second version." 019

Page 21

ECONOMY AND INSTITUTIONS 021 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 Colorado Springs has real economic gravity. A relocation guide for strategic buyers must talk about work, leadership and long-term opportunity. A beautiful setting is not enough for most relocating households. Strategic buyers need to understand whether a city has enough economic substance to support careers, business ownership, professional networks, defense-sector opportunity, healthcare access, education and long-term demand. Colorado Springs is strongest when understood as a layered economy: military and defense, aerospace, cybersecurity, healthcare, tourism, higher education, sports, outdoor recreation, entrepreneurial activity and regional services. That mix is one reason the Milken Institute ranked Colorado Springs No. 5 among large metros in its 2025 Best-Performing Cities index. This matters to buyers who may be relocating for a command, leaving active duty, taking an executive role, growing a business, consulting, investing or simply choosing a city where their family can stay for the long run. Sector Why it matters to relocation Military and defense Stable employment, senior leadership, veterans, contractors and mission-driven culture. Aerospace and cyber High-skill labor, cleared talent and national-security-connected opportunity. Healthcare Major systems, specialty growth and practical family infrastructure. Sports and Olympic identity USOPC presence, Olympic City USA branding and athletic culture. Tourism and hospitality Visitor demand supports restaurants, attractions, hotels and local vibrancy. Small business and professional services A substantial city with room for locally owned and founder-led firms. 021

Page 22

ECONOMY AND INSTITUTIONS 022 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 COMMAND-AWARE RELOCATION Military, aerospace and senior-leadership fit. Colorado Springs is a military city in a way that goes deeper than slogans. The region includes the Air Force Academy, Fort Carson, Peterson Space Force Base, Schriever Space Force Base and Cheyenne Mountain / NORAD-related infrastructure. The defense ecosystem also supports aerospace, cyber, intelligence, contracting and post-military career paths. For senior military families, that matters. A move here may be a duty assignment, a retirement choice, a transition platform or a long-term base for consulting, defense work, nonprofit leadership, board service or family stability. A strong agent should understand the difference between a routine PCS and a consequential leadership relocation. Heather’s military-family background gives her a natural voice in this space. The buyer may need VA fluency, but the deeper need is often judgment: schools, commute, privacy, entertaining space, guest rooms, base access, airport access, future resale and how the family wants life to feel after years of moving. HEATHER'S PERSPECTIVE "Military-friendly is not enough. Senior military families often need someone who understands tempo, privacy, command responsibility, transition, family strain and the difference between a house that works for a tour and a home that works for the next chapter." 022

Page 23

ECONOMY AND INSTITUTIONS 023 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 SPORTS, TRAINING AND CIVIC BRAND Olympic City USA gives the city another identity layer. Colorado Springs is licensed to use the Olympic City USA designation and is home to major Olympic and Paralympic institutions, including the United States Olympic & Paralympic Committee headquarters and the Olympic & Paralympic Training Center. The U.S. Olympic & Paralympic Museum adds a downtown cultural anchor tied to that national identity. This does not mean every resident’s life revolves around elite sport. It means the city has a civic brand built around performance, training, altitude, health, competition and national representation. For some buyers, that adds texture to the city’s culture and makes Colorado Springs feel more distinctive than a generic mountain-adjacent suburb. The Olympic identity also fits the broader story: Colorado Springs is active, ambitious, outdoors-facing and institutionally unique. 023

Page 25

FAMILY INFRASTRUCTURE 025 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 The right move has to work for the family. The postcard is not enough. Buyers need schools, healthcare, services and daily rhythm. A relocation guide should make people excited, but it should also be honest about what makes a move succeed. Families need to understand school districts, enrollment, healthcare, commute patterns, activity locations, shopping, restaurants, airports, gyms, youth sports, churches, clubs, dog parks, trails, visitor logistics and how the week actually works. Colorado Springs offers a wide range of public, charter, private and higher-education choices. Districts and schools should be checked by address and current policy; a neighborhood name alone is not a school assignment. For many buyers, school strategy and property strategy are inseparable. Healthcare is similarly practical. The region includes major healthcare systems and military medical resources, but a relocating family should confirm provider networks, specialists, insurance fit, Tricare capacity where relevant and proximity to the services they actually use. School fit District reputation is only the beginning; address, enrollment, programs and commute all matter. Healthcare fit Confirm systems, specialists, insurance, military care and appointment availability. Daily routes A beautiful house can become frustrating if the weekly drive pattern is wrong. Family identity Sports, trails, arts, churches, clubs and friends influence where a house feels like home. Visitors Out-of-state family will ask about airport access, guest space, bedrooms and the “Colorado experience.” Long-term hold A home should fit today, but also the next stage: teenagers, retirement, aging parents or second-home plans. 025

Page 26

FAMILY INFRASTRUCTURE 026 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 STRATEGIC LIFE CHANGE The move-up buyer and the relocation buyer often want the same thing. Not every buyer is coming from out of state. Some are already in Colorado Springs and are moving into the next version of their life: more space, better views, a different school rhythm, a quieter setting, a club lifestyle, acreage, a home office, a multigenerational layout or a stronger north-side position. Out-of-state buyers and local move-up buyers often converge on the same desire: a home that reflects where life is going, not where it has been. That is why Heather’s audience is better described as strategic buyers than simply relocation buyers. The buyer may be moving from Denver, Dallas, Chicago, California, Florida, the East Coast, overseas military service or a starter home across town. The question remains the same: what is the right Colorado Springs life for the next chapter? HEATHER'S PERSPECTIVE "For strategic buyers, the question is rarely just price. It is fit: the right corridor, the right school rhythm, the right commute pattern, the right view, the right home base for the life they are building." 026

Page 28

HOW THE CITY LIVES 028 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 A city of regions, not one generic market. This is orientation, not a substitute for the Northern Corridor deep dive. One of the most important things for newcomers to understand is that Colorado Springs lives differently from one region to another. North, west, southwest, downtown, east, south, Monument, Tri-Lakes and Black Forest all create different daily patterns. A buyer should not evaluate Colorado Springs as though every address belongs to the same lifestyle. This guide stays at the orientation level. The Northern Corridor guide remains the proper deep dive for The Farm, Flying Horse, King’s Deer, Sanctuary Pointe, Flying Horse North, Cathedral Pines, Forest Lakes, High Forest Ranch, Bent Tree and Black Forest Reserve. Here, the purpose is simply to help a relocating buyer understand how broad the city’s choices are. North / Northgate / Interquest Executive access, newer services, Academy influence, I-25 logic and direct relationship to the Northern Corridor. Briargate / D20 core Established family infrastructure, schools, retail, parks and a long-running north-side residential identity. Monument / Tri-Lakes A higher-elevation transition with small-town feel, Palmer Divide weather and strong northward access. Black Forest Pines, acreage, custom homes, privacy, fire mitigation and a very different daily rhythm. Westside / foothills Garden of the Gods, trails, Old Colorado City, Manitou access and older character near the mountains. Broadmoor / southwest Historic prestige, foothill setting, resort identity and access to Cheyenne Mountain and southwest open space. Downtown / Old North End Civic life, restaurants, historic housing, walkability and a more urban Colorado Springs expression. East / Powers corridor Newer growth, shopping, airport access, military convenience and more suburban daily logistics. South / Fort Carson / Fountain Military convenience, value orientation and a different relationship to Fort Carson and Pueblo access. 028

Page 29

HOW THE CITY LIVES 029 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 HOW THE GUIDES WORK TOGETHER The Northern Corridor belongs in the story - but it is not the whole story. The Northern Corridor is one of Heather’s strongest positioning assets because it connects the luxury buyer’s most common priorities: north-side living, Denver access, DIA logic, the Air Force Academy, Monument, Black Forest, custom estates, golf, club life, acreage, trails and community selection. But the broad relocation guide should not duplicate the neighborhood guide. Its job is to explain why Colorado Springs deserves attention and how the city works. Then, for buyers who are drawn toward northern access and luxury community choices, the Northern Corridor guide becomes the deeper resource. In other words: this guide helps the buyer choose Colorado Springs by intention. The Northern Corridor guide helps the buyer choose within one of Colorado Springs’ strongest strategic positions. The Northern Corridor remains a companion guide, not the organizing spine of this citywide relocation piece. 029

Page 30

09 / HOUSING AND LIFESTYLE Luxury living as a fit question The right home is not merely more expensive. It is more aligned. EXPLORE THE HEATHER COLLECTION heathercollection.com 720.688.8688 THE HEATHER COLLECTION / 030

Page 31

HOUSING AND LIFESTYLE 031 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 Colorado Springs offers more than one kind of luxury. That is exactly why a strategic buyer needs interpretation. Luxury in Colorado Springs does not have one form. It can mean a club-centered neighborhood, a custom estate in the trees, a foothill home with views, a low-maintenance paired-patio residence, a downtown historic home, a new-build family home, a golf-course setting, a large garage, a guest suite, a workshop, acreage, privacy or simply a daily route that makes life easier. The best purchase is not always the largest house or the most dramatic photograph. It is the home whose location, architecture, maintenance profile, views, access, amenities, school rhythm, tax structure and future resale position fit the life the buyer is trying to create. This is where Heather’s brand should be strongest: she helps buyers interpret the tradeoffs before the emotional pull of a listing photo takes over. Club-centered living Private or semi-private amenities, dining, golf, fitness and social rhythm. Custom acreage More privacy and individuality, but more responsibility and diligence. Forest living Trees, shade and retreat; also mitigation, access, snow and maintenance questions. Foothill / view homes Views and drama; also grade, driveway, sun, wind and exposure considerations. Low-maintenance luxury A strong fit for executives, travelers, empty nesters and second-home owners. Historic / urban character Charm and access to downtown culture; often different maintenance and parking realities. Newer planned communities Amenity structure, trails, parks and builder warranties; also HOA and metro district review. Military-convenient homes Base access and commute efficiency; also future resale and family lifestyle fit. 031

Page 32

HOUSING AND LIFESTYLE 032 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 STRATEGIC BUYER PSYCHOLOGY Why rates and affordability are only part of the story. Every buyer cares about value. Every buyer should understand rates, payment, taxes, insurance, maintenance, HOA dues, metro districts and opportunity cost. But Heather’s core audience is often less sensitive to rate cycles than the broader market, and that can become an advantage when the right property appears. Executives, senior military leaders, business owners and growing-wealth households may be able to act when other buyers hesitate. In a market where the best lots, views, finishes, school positions and north-side locations do not appear every week, the ability to move decisively can matter. That does not mean overpaying. It means understanding the difference between a temporary market condition and a durable lifestyle-positioning opportunity. HEATHER'S PERSPECTIVE "In every market, the best homes do not wait for perfect conditions. Strategic buyers understand when the right property, location and lifestyle alignment matter more than trying to time the market perfectly." 032

RANKINGS AND PROOF POINTS 035 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 CREDIBILITY How to talk about Colorado without pretending it is perfect. Colorado has real strengths: mountains, outdoor life, education, health, entrepreneurship, professional opportunity, military and aerospace assets, resort access, sunshine and a powerful national brand. Colorado also has real tradeoffs: housing pressure, traffic in the Denver metro, growth, wildfire and water considerations, safety concerns in some rankings, mental-health concerns in some state-level data and the practical challenges of living at elevation. The goal is not to ignore the tradeoffs. The goal is to show why Colorado Springs can address some of them for the right buyer. Compared with Denver, it can offer a more composed daily rhythm. Compared with Boulder, it can offer more practical luxury options and fewer scarcity pressures. Compared with a full-time resort town, it can provide a real city home base while keeping the mountain escape in the plan. That is the mature version of the Colorado story: not fantasy, not boosterism, but informed choice. HEATHER'S PERSPECTIVE "I do not believe in selling people a postcard version of Colorado. The beauty is real, but so are the decisions: elevation, weather, commute, school boundaries, metro districts, wildfire mitigation and resale position. A good move respects both." 035

RELOCATION DILIGENCE 037 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 A practical checklist for serious buyers. This is where excitement becomes a successful move. Area Questions to answer before writing Access How often do you need Denver, DIA, COS Airport, a base, school, a hospital, trails or ski-town routes? Schools What is the address-specific assignment? Are choice enrollment, charters or private schools part of the plan? HOA / metro district What dues, taxes, design controls, transfer fees, amenities and district obligations apply? Weather and elevation How does the property handle snow, wind, sun, hail, shade, drainage and driveway access? Wildfire and mitigation What is the site’s vegetation, defensible space, insurance fit and mitigation history? Water and utilities What are the water source, irrigation rules, well/septic status, sewer district and tap/usage considerations? Resale position What makes the home durable: views, lot, school, access, architecture, condition, neighborhood or scarcity? Daily life What does an ordinary Tuesday look like from this address? A beautiful property can still be the wrong fit if the daily-life logic is off. Conversely, a quieter listing can become the right home when its route, orientation, ownership costs and lifestyle structure align with the buyer’s real needs. 037

RELOCATION DILIGENCE 038 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 HEATHER’S LENS What I wish more buyers knew before moving to Colorado Springs. Colorado is not one lifestyle. Denver, Boulder, Douglas County, Colorado Springs, Monument, Black Forest and the resort towns all answer different versions of the dream. The map can mislead you. A short distance on a map may feel different because of east-west routes, I-25 timing, elevation, school schedules or weather. The famous names are not always the best fit. The most recognizable market may not be where your life works best. Outdoor life is property-specific. A view, trail, golf course or forest edge can be wonderful, but each brings its own privacy and maintenance questions. Colorado Springs is a serious city. It is scenic and livable, but also tied to defense, aerospace, healthcare, higher education, sports and business. The right guide changes the search. A relocation search becomes easier when someone helps you compare lifestyles, not just listings. 038

WORKING WITH HEATHER 040 THE HEATHER COLLECTION / COLORADO SPRINGS, BY CHOICE heathercollection.com | 720.688.8688 The role is not to sell you a postcard. The role is to help you choose the right Colorado life. Heather’s value is not merely that she knows Colorado Springs. It is that she understands relocation as a life decision. She has been the out-of-state buyer drawn to Colorado. She has lived the Denver-area default. She has chosen Colorado Springs intentionally. She understands the mountain-retreat rhythm and the difference between an escape and a home base. She also knows how much the right local interpretation matters when the move is consequential. For a strategic buyer, the search should begin before the listings. It should begin with the buyer’s life: work, schools, travel, privacy, hospitality, outdoor priorities, family visits, future resale, possible second-home plans, military transitions, business ownership and the emotional reasons Colorado mattered in the first place. Only then should the home search narrow to the right corridors, neighborhoods, amenities and properties. HEATHER'S PERSPECTIVE "The guide should leave you more excited about Colorado Springs, but also more prepared to choose carefully. That is the balance I want for every buyer I serve." 040
